No ripped pages, no stains, no writings on the pages, the binding looks perfect except for a small bit of fraying at the top of the binding very minute. No loose pages that I can see. Also comes with an issue of the monthly members of the heritage club newsletter called the sand glass which talks about Life on the Mississippi. This is also in excellent condition with no rips or tears or stains but on the back top right corner there is A small amount of writing in pencil which I will show you in the last picture.
